Name it Ladera Comps and paste this address:

Free accounts get one custom connector — this uses it.
If the connector was added but nothing happens in chat, check it's
toggled on in the tools menu next to the message box.
3 · Run your first comp
Start a new chat and describe the property. The subject usually
isn't in the MLS data — that's expected. Paste what you know, straight
from Zillow or Redfin if you have it:
"Run comps on 24 Milano Court — detached, 4 bed / 3 bath,
2,450 sqft, built 2003, two stories, 2-car garage, Terramor tract.
What's it worth?"
Say "what's it worth" for a sale value or "what would it
rent for" for a rent opinion — the data holds both markets, and the
assistant never mixes them in one comp set.
A run takes 30–90 seconds and comes back with a styled report and a
map as links. Claude narrates progress while you wait.
4 · Things worth asking
"What data is behind this?"
"Show me the preferences the comps are run with."
"Change the lookback to 6 months and save that as
your-name's recipe."
"What did Carl's recipe change? Run mine and
the default side by side."
"What comps has the room already run?"
"Add a note: 12 Clearbrook was an estate sale, went
under market."
"Submit this comp under your name" —
publishes it to the live
room gallery with what your docs changed.
Version names are shared by the room — put your own name
in them.
5 · See what good looks like
Example reports — one condo run under four
versions of the docs (including one honest refusal), plus the
interactive comp map.
The docs page shows every edited line highlighted,
with downloads.
The whole process is three plain-English documents plus the data, and
you can have them:
In chat, say: "Download
the skill and the dataset." You'll get two links.
On claude.ai: Settings → Capabilities →
turn on "Code execution and file creation."
Still in Capabilities: Skills → Upload skill
→ choose the downloaded zip.
New chat, attach the CSV, and ask for comps exactly as before.
Saved a personalized version during the workshop? Ask for
"the skill zip for my version" — your edits travel with it.
This runs on your own account's allowance. The free plan
covers a few runs per 5-hour window; the Pro plan ($20/mo) is roughly
5× the headroom and upgrades take effect instantly under
Settings → Billing.
7 · If something sticks
"Approaching 5-hour limit" banner — finish the comp
you're on. The block lifts at the time shown, or immediately on
upgrade.
Long threads burn allowance. New chat per property.
Old report links expire after ~24 hours — re-running
takes one sentence.
The connector demands sign-in/OAuth — the address was
mistyped. Delete the connector entry and re-add it fresh from this
page.
