Click any home to make it the subject (it wears
the black star). Its comps are the anchors the model prices it
from — drawn in orange, joined to the star; click one to open
its chain of single-coordinate steps. Every home sits in the taxonomy
district › segment › area › tract.
Price a home that is not on the map
Drop a pin where it is and
give it its specs. The pin decides the place taxonomy — the
neighborhood, area, district and segment are read off the homes
around it; you supply what the model cannot see from a map.
Pool and view are
coordinates now, so they price by area and unit type rather than
at one flat rate: a pool runs from about +16% per rung in one area
to slightly negative in another, while a view prices much the same
everywhere (ocean over none, about +11%). Leave either
not stated and it costs precision, not reachability.

Comps — how the subject is priced
A comp is an anchor the
model steps from: a prior sale, ranked by how many single-coordinate
steps separate it from the subject and how far up the place ladder
the step must climb. These defaults are measured, not assumed
— 30 anchors beat 12 in every reach tested (median error
4.6% against 5.0%, worst quarter 7.8% against 8.8%), and past
about 30 the median stops moving.

No setting here is privileged, so
none is asserted. Score them: the page re-prices a sample of homes
that HAVE sold, using only sales that closed before each one listed,
and reports how far off it lands.
